Where necessary, we raise capital from our investors, which gives us strength and flexibility to be able to secure off market deals without delays or the cost of borrowing money from the banks.
Your investment capital is secured through a Special Purpose Vehicle (SPV), giving you peace of mind and control over your investment. An SPV is a legal entity created to fulfil a specific set of objectives, shielding the project from outside financial risk.
Investors become shareholders of this legal entity and their share in the company is based on the amount of investment.
The shareholders of the SPV will be the primary owner of the property/asset. Tameer will have a separate contract with the SPV for project management and will charge a profit share for the service
Tameer Group’s Involvement
Tameer Group’s role is to acquire the best possible deal by carrying out extensive due diligence prior to the acquisition of the asset/ property. Tameer Group will manage and deliver the project efficiently on budget and on time.Investment funds are ring fenced for the project.
All decisions relating to the investment are made through the board of directors. Any significant changes or a decision outside of the agreed project proposal requires shareholder approval. The SPV appoints Tameer Group, through a comprehensive management agreement, to undertake the planning, construction, management and sale of the project.
Tameer Group will agree on a percentage of the profit share prior to embarking on new projects. This amount varies from project to project and starts from 25%. So as an example, on completion of projectX, 75% of the profits go to investors and 25% goes to Tameer Group.Through the management agreement, Tameer Group is legally bound to deliver the project. This makes us inextricably linked to the success of the project and ensures we are motivated to create a profitable outcome for investors.
